Family Business Program Offers Real Estate Workshop

The College of Business Austin Family Business Program is hosting a full-day workshop on the "Challenges & Opportunities in Managing Family-Owned Real Estate" on Wednesday, February 1, at the downtown Portland Hilton.

realestateThe full-day workshop, from 8 a.m. to 5 p.m., offers concrete practical advice to assist family real estate owners in understanding basic real estate concepts, ownership structures and strategies. The workshop will provide tools and information to help in decision-making and in recognizing the value of real estate to move the family business forward.

"Maturing family businesses often find they own substantial amounts of potentially valuable real property, but lack the resources, financing or unified vision to recognize such value," said AFBP Director Mark Green. "While real estate may offer a family business the opportunity to generate cash flow and redirect a former business, the lack of a strategy, changes in the market place and adjustments in ownership can prevent the family from taking full advantage of such opportunities."

The workshop begins with an update on current local market trends, economic conditions as well as a discussion of the current status of Measure 37. The workshop continues with technical, as well as applied sessions, and the format encompasses lectures, panel discussions and case study applications. Some of the topics to be covered include:

• Ownership structures (e.g., the pros and cons of corporations, LLC, LP, and FLP)
• Tax implications (e.g., 1031 exchanges, income/estate tax considerations, and charitable giving)
• How do you operate a real estate business?
• Basic real estate development
• Recognizing value in family business real estate

Pat Stone photoPat Stone, OSU '74, is a featured speaker. He worked as a broker with Smith Barney and later joined Washington Title in Hillsboro, OR. Over time, he expanded his activity in the title insurance business and joined the Fidelity National Title Insurance Co. He served as president of Fidelity National Title Insurance Co. of Oregon from 1989 to 1995. Recently, he resigned as President and CEO of Fidelity National Information Solutions (FNIS). FNIS processes nearly 50% of all US residential mortgages.

In addition, attendees will have the opportunity to hear from representatives of family businesses who are actively engaged in developing and managing their real property holdings.
